A small lot is no barrier to having a family home that will meet all your current and future lifestyle needs
Lots of limited size present both challenges and opportunities. Whether it’s a narrow site for a knockdown-rebuild project in an urban area or a small block in a popular new suburb, you can make the most of the space you have and build a family home that meets all your needs. Of course for some, building on a smaller site is not a matter of having to work with what’s available so you can live in the location you want. For some, a big home and a big garden simply equates to more maintenance and more money, so going smaller is a matter of preference.
Smaller lots are an increasing fact of life. This has spurred builders to devise clever ways to make the most of the available space without compromising on style or functionality. The Aire 27, a new addition to Elderton Homes’ Evo Series, is the perfect example.
“This two-storey home provides all the necessities for a growing family while still having the ability to fit on smaller lots,” says Richard Whitehead, Managing Director, Elderton Homes. “A rare double-storey design that offers a double garage on a narrow 10m wide lot, this design would suit a young family starting out or a family with teenagers.
“For comfortable family living, the Aire 27 offers four bedrooms, two bathrooms and a downstairs powder room. For multigenerational families, there is a guest room option that could be used as accommodation for grandparents or in-laws — or as private retreat for older teenagers or young adults still living at home.”
When you walk into the Aire 27, you find yourself in a large entry where your eye is drawn to a feature staircase that ushers you up to the first floor. Upstairs, the large master bedroom is positioned near the front of the home. This spacious suite includes separate his and hers walk-in robes; also an open ensuite and private WC. The remaining four bedrooms are also to be found on the first floor, as is a centrally located TV room which is a great space for the kids.
“On ground level, the spacious galley kitchen overlooks an open-plan living and dining area as well as the alfresco. The kitchen features a well-positioned walk-in pantry to ensure good flow,” says Richard. “Stone benchtops in the kitchen as well as the bathroom add a touch of luxury while the moody interior styling, which features a mid-dark palette, adds a sense of sophistication.
“Although designed to suit the budget-conscious buyer, the home is easy to customise to suit any type of family and lifestyle. You also have a choice of floor plan options. For example, you might choose to have a fifth bedroom upstairs or a guest room downstairs. “Just as importantly, the Aire 27 is proof that, even on a lot as small as 10m x 28m, you can achieve a functional family home with every modern amenity, a wonderful sense of space and light, and a seamless indoor-outdoor connection.”
