Affordable and Straightforward: Achieving a Seven-Star Energy-Efficiency Rating for Your New Home



An industry expert assures that building a home with a seven-star energy-efficiency rating can be both affordable and straightforward.

Starting from 1 October 2023, most states and territories will require new homes to achieve a seven-star rating under the Nationwide House Energy Rating Scheme (NatHERS), an increase from the current six stars.

According to David Rochford, the assistant manager of the NatHERS operations team, achieving seven stars begins with smart design and orientation, tailored to the local climate. Incorporating shade and solar access appropriate for tropical, temperate, or cool climates can significantly reduce costs and effort in reaching the target rating.

Mr. Rochford identifies five key areas where thoughtful design choices can make a difference in the home’s energy efficiency:

1. Windows: Opt for custom window options, double or triple glazing, and appropriate shading. Proper sizing and placement based on climate are crucial considerations.

2. Doors: Include more internal doors in the design to enable accurate application of mechanical heating and cooling estimates. Doors can be strategically placed at the end of corridors, near stairs, or in rooms occasionally used.

3. Insulation: Enhance the insulation’s R-value to restrict heat flow effectively. Extend insulation to new areas like underneath slabs, garages, internal walls, and unconditioned zones such as laundries and bathrooms.

4. Colors: Choose lighter colors for the roof, external walls, and window frames, as they are more heat-resistant compared to darker colors that absorb heat.

5. Fans: Consider installing ceiling fans to improve airflow and ventilation.
