Making the most of its canal-side location, this owner-built Hamptons-style home is ideal for the Queensland lifestyle

One of the attractions of customized kit homes is the ability to be an owner-builder, saving you money and giving you the satisfaction of being able to stand back at the end and say with pride “I built that”. For the first-time owner-builder, it can seem a bit daunting initially but with the guidance and support of a highly experienced company such as Imagine Kit Homes, the result can be everything you dreamed of, and more.

As so many people do today, the owner of this waterfront property searched the web looking for a kit home company that offered a diverse range of designs, the ability to customise those designs, a rock-solid reputation and excellent customer support. Imagine Kit Homes ticked all the boxes for him so he made the call.

“The client, a first-time owner-builder, came to us to design, certify and engineer the two-storey home,” says Keith Richardson, Imagine Kit Homes’ General Manager. “Not only was it important that the home maximise its waterside location and the views of the canals and the Gold Coast city skyline, we had to design the home taking into account revised council flood levels.
“As an owner-builder, the client was on site every day and was able to make use of our project management software which smoothly guides our clients through the construction process.”

The site is located in Mermaid Waters, a quiet community of lakes and canals dotted with luxury dwellings. and this spacious Hamptons-style abode is right at home. Customised by Imagine Kit Homes to suit the client’s individual taste and lifestyle priorities, it has 3m-high ceilings and 2700mm-high bifold doors along the waterfront-side of the home, maximising the enviable views and ensuring the interior feels light, bright and airy.

The exterior is of classic yet contemporary Hamptons style, expressed in the colour palette and the use of Sycon Linea weatherboards. The interior also offers a modern take on Hamptons design while drawing on traditional elements such as white window shutters, pendant lighting and a staircase with timber treads and balustrade.

The home was sold in 2021 for $4,350,000, which was a record sale price for the area. This was an impressive result and a testament to the quality of the design and build.
“This project proves that customized kit homes can be of any size, style or budget,” says Keith. “They can be of grand scale or of modest size, and they can be built by the water, in the country or an inner-city suburb — we simply customise the plans to suit the clients and the location.”

The company has hundreds of designs, ranging from duplexes and eight-bedroom, four-storey multigenerational homes to one-bedroom granny flats/guest accommodation and cleverly designed tiny houses. Styles cover the gamut from the more traditional, such as Hamptons and Queenslander styles, to highly contemporary, streamlined designs. And if you already have plans, Imagine Kit homes can custom design a steel kit to suit.
